What a mortgage broker does

Since the Canadian mortgage industry is regulated by the government, all the tasks of mortgage brokers in Canada are subject to the CMHC laws. Despite that, mortgage brokers all over the world do have responsibilities that are common to all of them, wherever they are on the globe. Following is a cheat sheet of a mortgage broker's duties and responsibilities:

* He does sales-talk. Of course, he does this to earn a living. It's simple: if he doesn't get clients, then he gets no money.

* Once he gets a client, he studies the situation that the client is in. What's his credit rating? Will he be able to pay for this mortgage deal? These are the questions that the mortgage broker needs to answer. Basically, what he does is get the client's information and take off from there.

* After studying the client's needs and financial status, our mortgage fellow scouts for the best possible deals in the market. To know what the best deal is, he uses as basis what he has garnered from step number two.

* When he has finally zeroed in the best lender, he applies the client for a loan or a housing application with that lender. This is where the front-row idea of mortgage brokering comes in.

* He gets all the papers needed from the client and from the lender. In other words, he makes all the arrangements.

* Then, he explains the legalities involved in the deal. Under CMHC regulations, mortgage brokers are required to maintain transparency with the client as per the deals he enters with the mortgage broker as well as the extent of their relationship.

* After all these things, the mortgage broker turns over all documents to the lender. All you have to do now as a client is to wait for your loan or for your housing application to take effect.
